Making a home purchase is a major decision, especially in this competitive market. I strongly recommend getting a pre-inspection when you’re considering making an offer on a house, and today I want to discuss why.

You’d have one to two weeks to bring in your inspectors and evaluate the property, and if you found issues, you could either ask the seller to repair them before you close, ask for a credit, or back out of the contract.

Today, most winning offers in the Bay Area are non-contingent, so you probably won’t be in position to do an inspection. Getting a pre-inspection allows you to bring in a qualified professional that has your best interest in mind and evaluate the home. This also gives you a chance to spend more time in the house and make sure it’s right for you. If you find an issue, you can factor it into your offer strategy and price. There’s no downside to doing pre-inspection.
